Gas Safety Checks for Tenanted Properties

Having a valid gas safety record is a legal requirement for all tenanted properties.


Regulations stipulate that if you are a landlord of a tenanted property you must have an up to date Gas Safety Record (CP12), it must be completed annually, as long as the property has a tenant.


When talking about tenants in this context we are referring to anyone living in a property that is not their own. For example, this covers landlords, housing associations or local governments. If a member of your family or a friend is living in a property that you own, they are also considered a tenant, and therefore the regulations still apply.


A CP12 covers most types of residential property types, from small apartments to large family homes. However, it only covers one domicile. For example, if you own an estate or block of flats with multiple separate properties, each property that has a gas appliance must have it's own certificate.

What is Covered

A Gas Safety Record only covers the safety aspects of a gas appliance, and covers gas appliances only. While a service covers a single appliance a safety check covers all gas appliances in the property, including cookers, hobs and gas fires.


Your certificate will record the following, for each appliance:

  • Appliance Type, Details and Location
  • Flue Type, Termination and Performance
  • Appliance Operating Pressure or Heat Input
  • Operation of Safety Devices
  • Ventilation (if required)
  • Combustion Performance
  • Visual Inspection of pipework and flue
  • Whether the appliance is safe to use


We will also note the following:

  • Number of appliances tested
  • Gas Tightness
  • Equipotential Bonding
  • Emergency Control Valve location
  • Carbon Monoxide Alarm
  • Present
  • In Date
  • Functional


The engineer can give you a detailed explanation of their findings, and what steps you can take to improve the operation of the boiler.


When the checks have been completed we'll send you your certificate, then you have 28 days to give your tenant a copy of the certificate. This is something we can do for you, if you provide the details for the tenant when booking.


Our Pricing

Our rates for Gas Safety Checks are:

  • Standard Rate / Two Appliances - £120 including VAT (£100 excluding)
  • Most properties have a boiler and a gas cooker/hob.
  • Extended Rate / 3/4 Appliances - £135 including VAT (£112.50 excluding)
  • Medium sized properties may have more than one boiler, or a cooker and a hob.
  • Additional Appliances - £12.49/appliance including VAT (£10.41 excluding)
  • Very rarely a property may have more than 4 appliances, in this case the extra charge covers the time needed for the checks.


Our prices are carefully calculated to ensure you get the best possible service at a reasonable price.


This covers the booking fees, travel and labour costs for the engineer and a digital CP12 certificate is provided on completion. We can also arrange for a digital and/or a physical copy to be sent to your tenant. Your certificate will look different depending on the number of appliances on it.


If you have a Back Boiler Unit (BBU), an older type of boiler that uses a gas fire instead of a integral burner, they are treated as two separate appliances on the certificate, but charged as a single unit.

How to Book

Contact us on 01684 773 747 to speak to one of our advisors, they will go over the basics of a Gas Safety Check to ensure you need to have a valid CP12, they will set the job up and give you a few options of appointment slots.


It is important that you know, payment is required before the appointment. This doesn't necessarily have to be when you book the appointment. We accept payments up to 15:00 the day before the appointment.

If payment is not made in time, we will attempt to contact you, however if we don't hear back your appointment will be cancelled.


Before you call:

  • Make sure your appliance(s) are working - we will not repair any appliance on a safety check, and the appliance will fail as it cannot be properly checked for safe operation. We may also disconnect the appliance or the entire installation from the gas supply if it is deemed dangerous.
  • Have a few days in mind of when you'd like to book for, ideally already confirmed with the tenant and before the renewal date. We offer AM/PM slots so if you have a preference, we're more than happy to accommodate wherever possible.
  • Have your diary or calendar to hand - this ensure you don't lose the date or time we book you in for, don't worry if you do though, we send a confirmation email when booking, and a reminder is automatically sent at 19:00 the evening before
  • Our system can only send one confirmation email so it might be worth giving us the contact email for the tenant so they get the time window.
  • We also have a engineer tracking portal, so you can see where the engineer is. This link is sent to the mobile number on the account, so ideally this should be whoever is going to be present for the appointment.
